People live in communities. Governing statutes, articles of incorporation, bylaws and rules are important and necessary. Don’t forget that people matter too! Life is complicated. Unexpected loss, separation, divorce, and illness happens. Whenever possible, allow people a little latitude and compassion. Encourage owners to come and speak with you when they have an issue with paying their maintenance dues and work with them to find a solution to their current challenge. Discuss with the board liaison the plan for overcoming the temporary hiccup in the payments from the owner(s). If the dues are collected quarterly, perhaps they can pay monthly. If they are hospitalized and make a late payment, waive the late fee(s). When possible, show some kindness and choose people over process.
